Dubai property Golden Visa costs: what sits outside the main applicant’s fee?
Dubai Land Department lists AED 9,884.75 for the investor’s service fees. Family applications, sponsorship records and other expenses need a separate budget.
AED 9,884.75 is DLD’s listed investor service-fee total. The 5 components use a common monetary scale. Separately listed family costs are excluded; this is not an all-inclusive household price.
Dubai Land Department’s property-investor Golden Visa service lists AED 9,884.75 for the main applicant’s 10-year residence-related fees. Medical testing, an identity card, residence confirmation, DLD charges and administration make up the total. It is not a complete family quotation.[1]
When comparing providers, first establish whose application and which procedures a price covers. Keep the property purchase budget separate from residence-processing costs.

Family applications sit outside that total
The page separately lists AED 5,774.50 for 10-year family residence, AED 318.75 to open a family sponsorship file and an additional AED 100 for each sponsored person. Parent residence has its own listing. Health insurance appears among the family and parent requirements.[1]
Those entries identify questions to ask, but do not provide a universal household total. Ask whether a quotation includes insurance premiums, document certification and translation, age-dependent procedures and professional service charges. Establish which costs are collected separately by third parties.
Match every charge to a person or procedure
Build a budget by household member, then identify any one-off file-opening charges. This makes it easier to spot a duplicated item or a missing application. An “all-inclusive” quotation is most useful when accompanied by a written description of inclusions, exclusions and circumstances that could generate extra costs.
This article covers DLD’s property-investor channel. Its figures should not be applied to other emirates or other Golden Visa categories. A payment budget also does not establish eligibility: check the property and each proposed family application before committing to non-refundable expenditure.
