UAE · GOLDEN RESIDENCE
Long-term residence application services for eligible investors.
The following requirements refer to Dubai property investors. Other emirates and categories, including talent, require separate assessment.
One or more properties in your name with a qualifying total value of at least AED 2 million. Your individual share must be checked for joint ownership.
Prepare title and personal documents. Mortgaged property requires additional checks on bank evidence, paid amounts and accepted value.
Complete the required application, medical and identity procedures in the UAE. Attend in person where required.
Maintain the qualifying investment basis during residence and at renewal. Check residence implications before disposing of assets.
DLD currently requires a bank letter confirming at least AED 2 million paid for mortgaged property, with loan details. The amount, documents and ongoing holding requirements for deposits are explained in the bank-deposit section.
Eligible spouses, children and parents may apply under the applicable conditions, with relationship, attestation and insurance documents assessed individually. Golden residence is exempt from the usual six-month continuous-absence restriction.
The investment threshold is not the full budget. Transactions, registration, residence processing, medical examinations, identity cards, insurance, dependants and professional services are costed separately. Timing depends on documents, appointments and official review.

GOLDEN RESIDENCE · BANK DEPOSIT
Dubai deposit route · investment, evidence and ongoing residence.
At least AED 2,000,000 in a qualifying deposit at an accredited local UAE bank.
Provide an official bank certificate confirming the deposit and a freeze of at least two years, together with the required personal and Dubai accommodation documents.
GDRFA also requires the qualifying deposit to remain throughout the ten-year Golden Residence period. A two-year freeze certificate does not mean the money may then be withdrawn while keeping the same residence.
Assess the bank, deposit structure and authority requirements before funding. Maintain the qualifying basis and review current requirements when renewing.
