Property: eligibility and ownership costs
A property purchase involves two separate assessments. The property and transaction must qualify under the citizenship rules; the price, location, intended use, management costs and resale prospects must also be acceptable to the buyer. Meeting the threshold does not resolve either assessment on its own.[1]
Before committing, check title, valuation, payment records and the required eligibility documents. Obtain an itemised estimate of applicable taxes, legal fees, valuation, insurance and property-management costs.
Deposits: account terms and currency
A deposit avoids property selection and day-to-day management, but the required funds cannot be withdrawn for at least three years. Confirm the eligibility calculation, accepted account currency, conversion procedures, and withdrawal and outward-transfer terms at maturity.[1]
Historic exchange-rate protection claims should not be relied upon. On 23 August 2025, the central bank ended new KKM accounts and renewals, with an exception for YUVAM. This does not establish that every citizenship applicant qualifies for YUVAM or another product. Current eligibility and account terms should be obtained from the bank in writing.[2]
Total cost and liquidity
A property budget includes the purchase price, transaction and application charges, ownership costs and possible selling expenses. A deposit budget includes the restricted principal, application charges and applicable banking and currency costs. The difference between the minimum investment amounts is therefore not the difference in total cost.
If the household may need the capital within three years, the restriction deserves particular attention. Property prices, interest and exchange-rate exposure also require separate assessment. Qualification for citizenship does not guarantee investment returns or an exit price.
Common questions
Is property US$100,000 less expensive overall?
That is the difference between the official thresholds. Transaction, holding and exit costs must be assessed separately.[1]
Is the original capital guaranteed after three years?
No such conclusion follows from the citizenship rules. Property resale depends on market conditions; deposit currency, withdrawal and transfer rights depend on the bank contract.
Does the qualifying investment automatically lead to a passport?
No. The competent authorities must confirm eligibility and review the citizenship application, followed by the passport process.[1]
